LeadMachine FL ("we") sells compiled property data ("Lead Data") derived from public government records — county code-enforcement systems and property-appraiser rolls — enriched and scored by us. A "lead" is one property record: address, owner of record, city/ZIP, distress signals, score, and harvest date.
On payment (or receipt of a free sample) you get a non-transferable license for your internal business use: evaluating properties and contacting their owners for legitimate real-estate purposes. The license is non-exclusive unless you purchased exclusive delivery.
We do not contact homeowners, and no homeowner has consented to be contacted. The Lead Data is compiled from public records and conveys no consent of any kind. All outreach to property owners — and its full legal compliance, including TCPA, Do-Not-Call rules, CAN-SPAM, and applicable state and local law — is solely your responsibility as the buyer. If you call, text, mail, or visit anyone using this data, you are the initiator of that contact.
Lead Data reflects government records as published at harvest time and is provided "as is." Public records can be outdated, incomplete, or wrong; property conditions and ownership change. We do not warrant accuracy, completeness, or fitness for any purpose, and we do not guarantee any business outcome.
Bad-row replacement: report any row with a non-existent address or a duplicate within the same batch to us within 7 days of delivery and we will replace it free. Otherwise, sales are final; no cash refunds on delivered data.
Batches are delivered as CSV and/or through your private LeadMachine feed within one business day of payment. Your feed link and access code are confidential — anyone holding them can view your data.
To the maximum extent permitted by law, our total liability for any claim arising from a purchase is capped at the amount you paid for that purchase. We are not liable for indirect, incidental, or consequential damages, or for your use of the data in your own outreach.
We store your name, company, email, and purchase history to deliver the product and support you. We don't sell your information.
These terms are governed by the laws of the State of Florida, USA. If any clause is unenforceable, the rest stand. Paying for a batch, downloading a sample, or accessing your feed constitutes acceptance of these terms. We may update these terms for future purchases; the version in force at your purchase applies to it.
