Every morning we pull open code-enforcement cases from Florida county and city systems, match each parcel against the Property Appraiser for owner and absentee status, and score it. You get clean rows with the harvest date attached. You own the outreach.
No recycled lists. Every row starts as a government record and carries the date we pulled it.
Automated pulls from county and city open-data and code-enforcement systems each morning. New sources are added as their portals are onboarded.
Each parcel is matched to the Property Appraiser record for owner name, mailing address and ZIP. Absentee status is derived by comparing mailing address to the property address. Signals stack into a score.
CSV filtered to your counties, ZIPs and minimum score. Shared leads go to a maximum of three buyers. Exclusive rows are flagged and never resold.
Most list vendors hand you a "motivation score" with no definition behind it. Ours is a published sum. You can audit any row against the county record yourself — and you should, before you spend a dollar on outreach.

Why the top rows convert: an owner who doesn't live at the property, holding an open county case that's been running for months, is the textbook motivated seller. The county is already applying pressure and the owner has no day-to-day attachment to the asset. A 15 is a lead. A 40 is a phone call worth making first.
Then you should keep it. A subscription platform is the right tool for searching a whole market on your own time. This is a different job — here's the honest split.
If you work all of Florida on a broad net, a subscription wins on cost. If you work specific ZIPs and want to be first to a case before it's been called twenty times, freshness is the whole product.
